Sewer Line Replacement and
Repair in Palo Alto, CA

Backups that keep returning, roots at the joints, or a line that has settled out of slope in a Palo Alto home. JetPipe, a family owned plumbing company, diagnoses with a camera before quoting and replaces lines with pipe bursting where the pipe allows it. Our permit department pulls the permit and an employee attends the inspection.

The usual culprits

Four Things Break a Residential Sewer Line

Roots

They do not attack a sound pipe. They find a joint that has already opened slightly and grow toward the water. Cutting them out works until they grow back, which they will.

Cast iron that has run out of life

It scales inward, then it flakes, then a section loses its floor entirely. By the time it backs up regularly, cleaning is maintenance on something that is finished.

Clay joints

Common in the older parts of the city. Rigid, jointed every few feet, and every joint is an invitation once the ground moves.

Bellies and offsets

Ground settles, a section drops, and water stops running through and starts sitting. Everything solid that passes stays in the dip.

Who owns what

In Palo Alto, Ownership Splits at the Cleanout

The sewer main under the street belongs to the city, and so does the lateral from the main up to and including the city cleanout. The homeowner owns the rest, from the cleanout to the house. If there is no accessible cleanout, the City of Palo Alto Utilities determines who is responsible. It is worth knowing before a backup, not during one.

The City of Palo Alto Utilities runs the sewer system, so the permit and the inspection are city matters. Permits go through the City's online Accela portal. Our permit department pulls the permit and one of our employees attends the inspection. If our camera shows the problem sits on the city side, we show you the footage so you can pass it along. Palo Alto does not require a sewer lateral inspection at sale.

New sewer line installed in an excavated trench
How we replace it

We Pull the New Line Through, When the Old One Allows It

Pipe bursting replaces a sewer lateral without opening a trench along its whole length. A bursting head is pulled through the old pipe, breaking it outward while drawing the new line into the same path behind it. What that needs is a pit at each end rather than a trench across your yard, which is the difference between a driveway that stays intact and one that gets rebuilt.

Pipe bursting is one of the methods we use, so the recommendation comes from what the camera shows, not from the equipment we own. We have no reason to push a method that does not suit your line.

Not every line is a candidate. Where a section has collapsed completely, where the path turns too sharply, or where something sits directly over the run, open excavation is the better answer and we will say so before you commit rather than halfway through.

Palo Alto yards

What Is Sitting on Top of the Line Matters as Much as the Line

Mature trees

Professorville, Old Palo Alto and Crescent Park have the biggest trees, which is both why the roots got in and why nobody wants a trench. This is where trenchless can make sense.

Finished driveways and hardscape

A pit at each end is a repair. A trench across a poured driveway is a replacement of the driveway. Worth pricing both ways before deciding.

Eichler and slab-on-grade homes

In the Eichler tracts of Greenmeadow, Fairmeadow, Green Gables, Charleston Meadows and Palo Verde, the drain lines run under or near the slab, so sewer work there needs care about where we dig and what we cut. We plan that at the estimate.

What the installation day looks like

From the Estimate to the Inspection

Every sewer job starts with a camera inspection at the estimate visit, so you see the condition of the line before anything is decided. You get a written price before any work starts, and a city permit is required for the replacement.

We replace the line with pipe bursting where the pipe allows it, typically in 1 to 3 days depending on the project. Our permit department pulls the City of Palo Alto permit, and one of our employees attends the inspection, so you are not the one fielding questions about work you did not perform.

Questions we get
What Palo Alto Homeowners Ask Us
How do you know it is the lateral and not just another clog?

We run a camera down the line before calling it anything. A clog looks like one obstruction with sound pipe on both sides. A failing lateral looks like roots at a joint, a section holding water, or a wall that has lost its shape. You see the same footage we do.

It depends on the pipe. If the line is otherwise sound and roots have found one joint, a spot repair on that section is reasonable. In the 1890s to 1940s streets of Professorville, Old Palo Alto and Crescent Park, where the line is often clay or cast iron throughout, the joint you fix today is simply the one that failed first.

Slope is the issue with a belly, and cleaning cannot restore it. The ground settles, the pipe stops running downhill the whole way, and water sits in the dip with the solids. Correcting it means reworking that section, and the camera shows how long the dip is before we say how much has to change.

Partly. The City of Palo Alto owns the sewer lateral from the main up to and including the city cleanout, and the homeowner owns the rest to the house. If there is no accessible cleanout, the city determines who is responsible. When our camera shows the problem sits on the city side, we show you the footage so you can pass it along. Our permit department pulls the permit, and one of our employees attends the inspection.

Trenchless is the faster route, usually part of a single day. Open excavation runs longer and depends on depth and what has to come up first, and sewer work under or near an Eichler slab takes more planning. We give you the realistic number at the estimate, not the optimistic one.

In most cases, yes. Palo Alto does not require a sewer lateral inspection at sale, so nobody will ask for one. A general home inspection does not put a camera in the lateral, which leaves one of the most expensive parts of the property as the part nobody looked at. On an older street with mature trees it is worth knowing before you sign, and the footage gives you something concrete to negotiate with.
