What We Do
From single-story slabs to multi-level homes with complex drain layouts, we replace every line, interior and exterior.
All drain and waste pipe inside the home, from fixture connections through the main stack to the point the line leaves the foundation.
Replacement of the primary line running from the home’s foundation to the municipal sewer connection at the street, the most common failure point in older Bay Area homes.
Why It Matters
Cast iron corrodes from the inside out and loses wall thickness along the bottom of horizontal runs, where waste sits longest. Clay laterals crack under root pressure and shift with expansive soil. ABS and CPVC installed decades ago grow brittle and open at the joints. These are age failures rather than accidents, which is why fixing one section rarely buys much time.
A full replacement, sometimes called a sewer repipe, resets the system to one material and one slope. Where a single section has failed and the rest of the line is sound, sewer line repair is the cheaper and correct answer.

How It Works
We are a plumbing company working across Sunnyvale, Mountain View, San Jose, and the surrounding South Bay. Postwar housing stock here runs to cast iron inside and clay out to the street, and we have replaced those systems on hundreds of properties.
What changes between jobs is the paperwork. Some jurisdictions will not sign off on a lateral replacement without an accessible cleanout at the property line. Some require a lateral test at the point of sale. Inspectors differ on what they want open when they arrive. We know which city wants what and schedule around it instead of after it.
A sewer repipe is planned around the drain layout, the route to the street, and the city permit. Here is how the project moves from the first call to the last inspection.
We come out at no charge, map the drain system and the lateral, and confirm how much of it needs replacing.

Sewer line replacement requires a city plumbing permit.
We set a date with you. Depending on the project, the replacement takes 1 to 3 days.
Once the new pipe is in and the site is secured, the city inspector checks it while trenches and openings are still open. The tests depend on the project, including pipe type and diameter.
After approval, we backfill, patch concrete and walls, and clean up.
A second inspection after everything is closed completes the permit. It is usually a formality.

CONTACTS
Roughly fifty to seventy years under normal use, and the range is wide because it depends on what has been going down the line. Horizontal runs fail first, since waste sits in them longest and the pipe thins along the bottom. A camera shows how much material is left far better than the age of the house does.
On most South Bay properties the owner is responsible all the way to the main in the street, including the section under the sidewalk. A few jurisdictions split responsibility at the property line. We confirm which rule applies to your address before quoting, since it changes the length of pipe in the scope.
Two to four days for most homes. Interior work moves faster in a raised-foundation house than in a slab home where concrete has to come up and go back down. Inspection scheduling accounts for most of the rest of the variation.
Often yes. Several jurisdictions here will not sign off on a lateral replacement without an accessible cleanout at or near the property line, and adding one during the job costs far less than adding it afterward. We include it where the city requires it and tell you when it is optional.
