Where Pneumatic Moling Makes Sense on Your Property

Moling earns its keep when something you care about sits on top of the pipe route. If the ground is open and easy to reach, a standard water line install will cost you less. We look at the site before we quote and tell you which method is the smarter buy.

Under a Driveway or Patio

We drive the new line beneath concrete, pavers, or stamped hardscape. Nothing gets cut open, so nothing needs patching afterward.

Lawns, irrigation lines, planting beds you spent years filling in. The mole passes below all of it and leaves the surface intact.

When the whole main water line from the city meter to the house has to be replaced, we can pull it in one pass instead of opening the yard end to end.

What We Do

A New Water Line Under Your Yard, Without Opening It Up

Pneumatic moling uses a steel torpedo driven by compressed air. It works its way through the soil, pushes the dirt outward instead of hauling it out, and pulls the new copper pipe in behind it. There is no trench along the route. We dig one small pit where the line starts and one where it ends, each about a shovel wide.

Copper is what we put in the ground. It meets code here, it handles the mineral load in Sunnyvale water, and it stays serviceable for decades once it is buried.

The rig is ours and the crew is ours. No part of this job goes to an outside contractor, which means the start date is ours to promise and ours to keep.

About Us

A Sunnyvale Crew That Owns Its Moling Equipment

We are a locally owned plumbing company working across Sunnyvale, Mountain View, San Jose and the cities around them. Because the rig sits in our own yard, we are never waiting on a subcontractor’s calendar to get started. Most of our moling work happens within a short drive of the shop, on streets we already know. One crew handles the site walk, the permit, the installation and the final inspection.

Trenchless Water Line Questions, Answered

It does, and clay is one of the better soils for it. The mole works by pushing soil sideways, and clay holds the shape of the bore instead of caving into it. Loose fill near the creek beds behaves differently, which is one of the things we check during the site walk.
That is exactly why we locate before we launch. If the head still stops on something, we open a small window at that point, clear it, and carry on from there. You hear about it before we dig anything extra, and it goes on the estimate before it goes on the invoice.
Not long at all. We build the entire new line and pressure test it while your old one is still feeding the house. The shutoff only happens at the tie-in, usually an hour or two on the last day.
In most cases it stays in the ground. Removing a dead pipe would mean digging the trench we just avoided. We cap both ends and leave it, which is normal practice and passes inspection.
We handle it, and the cost is in your estimate. The city inspects the new line while the pits are still open, so we schedule that visit and meet the inspector on site. If the work reaches the public right of way near the meter, a separate encroachment permit gets pulled as well.
Often, yes. The mole travels below the dense feeder roots and displaces soil rather than cutting through it. When a trunk sits right on the straightest path, we change the launch angle and route around it.
The install line runs a little higher. The total bill usually does not. Trenching adds concrete removal, sod, irrigation repair and a patch in the driveway that never quite matches. We price both ways so you can compare the real numbers.
