Main Water Line Options for South Bay Properties

One pipe carries everything from the municipal meter to the house. Its size, material, and route set the pressure and flow every fixture on the property will ever see.

Aging Main Line Replacement

Full replacement of galvanized, polybutylene, or corroded service lines behind low pressure, discolored water, and leaks that keep returning. Trench or trenchless, depending on what sits above the route.

Underground copper service line from the municipal meter to a new home or a property that has never had one. Sized for the structure from the start.

ADU Service Line

A dedicated main line for an ADU that needs its own meter and its own connection. Coordinated with the utility and permitted through the city.

Replacing the Line That Feeds Everything Else

The service line is the only pipe on the property with no backup. When it corrodes, pressure drops at every fixture at once, and no amount of work inside the walls changes that. Replacing it is an underground job with consequences measured in decades, which is why the route and the diameter get decided before anyone breaks ground.

Copper is our default material. It holds up in local soil, resists the scale that hard water leaves behind at 7 to 19 grains per gallon, and meets code across Santa Clara County. PEX goes in where site conditions call for it.

The ground here is not uniform. Expansive clay swells and shifts with the seasons, hillside lots turn rocky a foot down, and setbacks decide where a line can legally run. We locate utilities, confirm the diameter, and route around what is already buried.

Where a driveway or mature landscaping sits over the route, pneumatic moling pulls the new line through without opening a trench across it.

The scope stays with our own crew: locating, permits, excavation or boring, the connection at the meter, inspection, and site restoration.

Underground Work Requires the Right Experience

Connecting a property to the municipal supply has little in common with fixing a leak inside the house. It takes utility coordination, excavation, soil judgment, and a municipal inspection at the end. We have done this work across South Bay ground: expansive clay, sandy fill in low-lying areas, and rocky hillside lots.

Our licensed plumbers pull the permits, coordinate with the utility, run the underground work with our own crew and equipment, and walk the inspection. One point of contact from the first dig to the final sign-off.

Signs Your Main Line Needs Replacing

A handful of warning signs suggest a main water line may be nearing the end of its life rather than just having an off day. Noticeably lower water pressure throughout the entire house, water that runs discolored right after the meter, an unexplained spike in your water bill, or a damp or soggy patch in the yard near the service line can all point to a failing main. Because this line is buried and easy to overlook, many homeowners don’t catch the problem until pressure has dropped significantly or a section has already failed.

Frequently Asked Questions

Where does my responsibility for the water line begin?

In most South Bay cities the utility owns the meter and everything on the street side of it. From the meter to the house, the line belongs to the property owner, and so does the repair bill. That split is why a leak between the meter and the foundation shows up on your water bill rather than the utility’s.

Often yes. Pneumatic moling drives a new line under a driveway or a lawn from a pit at each end, so the surface between them stays intact. Whether it works on your property depends on the soil and on what else is buried along the route, which is what the site assessment is for.

Pressure that has dropped everywhere at once rather than at one fixture. Water that runs discolored at every tap after the house has been quiet. A meter that keeps turning with every fixture closed. Wet ground or unusually green grass along the line between the meter and the house.
