Four Options, and What Usually Decides Between Them

Which unit makes sense for your house depends less on preference than on three practical things: where the heater sits, what the gas line can carry, and what the electrical panel can support. We work that out on site before anything gets ordered.

Gas tank replacement

The straight swap. Same footprint, same connections, and in a normal garage setup the water heater installation is done within a morning.

Gas tankless

Wall mounted, hot water that does not run out, and a larger gas supply than a tank needs. We size and upgrade the gas line as part of a tankless water heater job rather than discovering it halfway through.

Heat pump

A heat pump water heater is the most efficient option and the one the city rebate is built around. It also comes with the most conditions attached, which the next two sections cover.

Repair

Not every failure is a replacement. A thermocouple, a pilot assembly, a relief valve or a control board is often the whole problem, and water heater repair is the cheaper road.

Navien, Rinnai, Noritz, Rheem, Bradford White and A.O. Smith. We are a certified Navien installer.

Palo Alto rebates

In Palo Alto the Rebate Comes From the City Utility

Palo Alto is unusual: the city itself owns and runs the electric, gas, water and wastewater utilities through Palo Alto Utilities. That means the gas here does not come from PG&E, and the water heater rebate comes from the city. The city's Rebate Hub lists up to $3,500 when a heat pump water heater replaces a gas water heater, and $500 when it replaces an electric resistance one. We confirm current amounts at the estimate.

The order matters. The rebate has to be reserved with the city before work starts, so the reservation comes first and the installation second. After the install, the final submission needs the invoice and proof that the permit passed inspection, which is why the permit and the rebate belong with the same people.

The city mails the check once the final submission is approved. You pay the install cost upfront either way. We prepare the paperwork and walk you through each step, and we confirm what applies to your address at the estimate.

The Electrical Panel Decides More Than the Brand Does

A heat pump water heater normally wants a dedicated two hundred and forty volt circuit. In older Palo Alto houses the panel does not always have room for one, and at that point a water heater job quietly turns into an electrical job, with a different timeline and a different number at the bottom.

There is a way around it. Plug-in models that run from a standard household outlet exist and we install them, which avoids the panel upgrade altogether. They heat more slowly than the higher voltage units, so they suit a household that is not pulling hot water in three places at once. Whether that describes your house is something we answer at the estimate rather than over the phone.

Our permit department runs the load calculation before anything is ordered. If your panel supports the unit as it stands, we tell you. If it does not, we tell you that too, along with what the alternative actually looks like. Palo Alto's code also asks for electric readiness, which means pre-wiring for a future electric appliance, when a gas appliance is added or replaced, and we confirm what applies to your project at the estimate.

Palo Alto houses

Where the Heater Lives Changes the Job

Two houses on the same street can need different units for no reason other than the closet the old one was standing in.

Garage installs

The common case in the Eichler tracts of Greenmeadow, Fairmeadow, Green Gables and Charleston Meadows, and in the postwar streets of Barron Park and Midtown. Room to work, somewhere for the condensate to go, and the easiest situation for a heat pump, which needs surrounding air to pull heat from, so we plan staging before the truck arrives.

Interior closets

Common in the 1890s to 1940s homes of Professorville, Old Palo Alto and Crescent Park, and in the Eichler closets and carport utility rooms where an old gas tank often stands. Tight, often without a floor drain, and a heat pump tucked into a closet will underperform unless it is ducted. A tankless unit on an exterior wall is frequently the better answer in these houses.

Exterior closets and side yards

Common in townhomes. Clearances and venting decide what will physically fit, which is why we measure before quoting rather than after.

Association property

In townhome and condo communities, anything touching an exterior wall usually needs written approval from the association first. We tell you that at the estimate so it does not surface on install day.

What the installation day looks like

From the Estimate to the Inspection

A like-for-like gas tank replacement is often a one day job. For a detached single-family home or duplex, a licensed contractor can use the city's instant online permit for one gas tank water heater of the same or lower BTU, under 200,000 BTU. Tankless units, relocations and bigger changes go through regular city review, so they take longer to schedule.

A heat pump install runs differently and it is better to know that upfront. The rebate has to be reserved with the city before work starts, and the permit has to be in place before install day, so same day applies to the estimate rather than to the installation. The install itself takes three to five hours once those are in place. The city inspection comes afterward. Our permit department pulls the permit and one of our employees attends the inspection with the paperwork, so you do not need to be home for it and you are not the one fielding questions about work you did not perform.

Questions we get
What Palo Alto Homeowners Ask Us
How long does the install actually take?

Hours, not days, for the installation itself. A like-for-like gas tank swap runs two to three hours in a normal garage setup, and tankless and heat pump installs run three to five. Permits and the rebate reservation are handled before install day, and if the gas line or the venting has to change, you will hear about it at the estimate rather than on the day.

Not at all. Removing the old unit and disposing of it is part of the job, not an extra line at the end, so the old tank leaves when we do.

Gas models, from the brands we carry. The gas supply is the first thing we check, because a tankless unit asks for a bigger line than a tank does, and we upgrade it as part of the same job rather than discovering the shortfall on install day.

Yes, whoever installed it. We repair and descale units we did not put in, across all the brands we carry.

Six that we install regularly: Navien, Rinnai, Noritz, Rheem, Bradford White and A.O. Smith. As a certified Navien installer, we configure tankless units to manufacturer spec, which protects the warranty.

Yes, the city requires one, and we handle it. Our permit department pulls the permit through the city’s online portal, and a licensed contractor can use the instant permit for one gas tank water heater (not tankless) of the same or lower BTU and under 200,000 BTU, or for one heat pump water heater, in a detached single-family home or duplex. One of our employees attends the inspection, so you do not need to be home for it.
