The usual culprits

Four Things Break a Residential Sewer Line

Roots

They do not attack a sound pipe. They find a joint that has already opened slightly and grow toward the water. Cutting them out works until they grow back, which they will.

Cast iron that has run out of life

It scales inward, then it flakes, then a section loses its floor entirely. By the time it backs up regularly, cleaning is maintenance on something that is finished.

Clay joints

Common in Old Mountain View and the streets off Castro. Rigid, jointed every few feet, and every joint is an invitation once the ground moves.

Bellies and offsets

Ground settles, a section drops, and water stops running through and starts sitting. Everything solid that passes stays in the dip.

Remodeling in Mountain View? The City May Ask for a Sewer Camera Report

If you are planning a larger remodel or an addition in Mountain View, the city can ask for a camera inspection of the sewer lateral as part of the permit, from a cleanout at the property line out to the city main, and that cleanout has to be in place first. We run the inspection, add the cleanout if the house does not have one, and give you the footage.

A sewer replacement needs a permit of its own. Mountain View issues permits through the Building Division on Castro Street, the city inspects the work, and one of our people is at the inspection with the paperwork, so you are not the one answering questions about work you did not perform.

How we replace it

We Pull the New Line Through, When the Old One Allows It

Pipe bursting replaces a sewer lateral without opening a trench along its whole length. A bursting head is pulled through the old pipe, breaking it outward while drawing the new line into the same path behind it. What that needs is a pit at each end rather than a trench across your yard, which is the difference between a driveway that stays intact and one that gets rebuilt.

We have no reason to push a method that does not suit your line, so you get a straight answer on which one fits.

Not every line is a candidate. Where a section has collapsed completely, where the path turns too sharply, or where something sits directly over the run, open excavation is the better answer and we will say so before you commit rather than halfway through.

What Is Sitting on Top of the Line Matters as Much as the Line

Mature trees

Old Mountain View and the streets off Castro have the biggest trees, which is both why the roots got in and why nobody wants a trench. This is where trenchless earns its cost.

Finished driveways and hardscape

A pit at each end is a repair. A trench across a poured driveway is a replacement of the driveway. In slab houses like the Eichlers of Monta Loma the line starts under the floor, so where the pits go is planned before the day, not on it. Worth pricing both ways before deciding.

Townhomes and association property

In Whisman Station and The Crossings the run can cross common ground, which means written approval from the association before anyone breaks the surface. We raise that at the estimate.

From the Estimate to the Inspection

Every sewer job starts with a camera inspection at the estimate visit, so you see the condition of the line before anything is decided. You get a written price before any work starts, and a city permit is required for the replacement.

We replace the line with pipe bursting equipment, typically in 1 to 3 days depending on the project. The city inspects the work, and one of our people is at the inspection with the paperwork, so you are not the one fielding questions about work you did not perform.

Questions we get
What Mountain View Homeowners Ask Us
How do you know it is the lateral and not just another clog?

A clog is an obstruction with sound pipe on both sides. A failing line shows roots at a joint, a section holding water, or a wall that has lost its shape. We put a camera down the line and you watch the same footage we do, which is faster than arguing about it.

Sometimes. If the pipe is otherwise sound and roots have found a single joint, cutting them back and repairing that section can be reasonable. If the whole line is clay or old cast iron, the joint you fix today is just the first one to fail, and cutting roots turns into a yearly habit.

A belly is a low spot where the ground has settled and the pipe no longer runs downhill the whole way. Water sits in the dip and solids stay with it. Cleaning cannot restore slope, so the fix is reworking that section.

For some permitted projects, yes. The city can ask for a camera inspection of the lateral from a cleanout at the property line to the city main, and the cleanout has to be there first. We handle the inspection and the cleanout, so it does not hold up your project.

For a trenchless replacement, usually part of a single day. Open excavation runs longer and depends on depth and on what has to come up first. We give you the realistic number at the estimate, not the optimistic one.

Yes, and it is worth doing precisely because nobody will make you. Mountain View does not require a sewer inspection at sale, and a general home inspection does not put a camera in the line, so the most expensive hidden item on an older property often goes unlooked at. The footage also gives you something concrete to negotiate with.
