Water Heater Installation and
Repair in Mountain View, CA
Gas tank, gas tankless and heat pump units, installed and repaired by our crew. We pull the Mountain View permit, attend the inspection, and prepare the rebate paperwork.
Four Options, and What Usually Decides Between Them
Which unit makes sense for your house depends less on preference than on three practical things: where the heater sits, what the gas line can carry, and what the electrical panel can support. We work that out on site before anything gets ordered.
The straight swap. Same footprint, same connections, and in a normal garage setup the water heater installation is finished within a morning.
Wall mounted, hot water that does not run out, and a larger gas supply than a tank needs. We size and upgrade the gas line as part of a tankless water heater job rather than discovering it halfway through.
A heat pump water heater is the most efficient option and the one the local rebate is built around. It also comes with the most conditions attached, which the next two sections cover.
Not every failure is a replacement. A thermocouple, a pilot assembly, a relief valve or a control board is often the whole problem, and water heater repair is the cheaper road.

Here the Rebate Runs Through Silicon Valley Clean Energy
If your house is in Mountain View, the power comes through PG&E lines, but the clean energy side belongs to Silicon Valley Clean Energy, and that is where the heat pump water heater rebate lives. It is the same program your neighbors in Sunnyvale, Los Altos and Cupertino use, which is convenient, because we file into it every week.
The program is straightforward once you know the order things happen in. The unit has to be a qualifying heat pump model, installed by a licensed contractor under a city permit, and the city inspector has to sign off before the rebate is paid. That is why the permit, the inspection and the rebate belong with the same people.
You pay the install cost upfront. We prepare the application and the supporting documents, file them in the order the program asks for, and the rebate reaches you afterward, usually within a few months. Where a program pays the contractor instead, we forward it.
The Electrical Panel Decides More Than the Brand Does
A heat pump water heater normally wants a dedicated two hundred and forty volt circuit. In the mid-century houses of Mountain View, the Eichlers in Monta Loma included, the panel does not always have room for one, and at that point a water heater job quietly turns into an electrical job, with a different timeline and a different number at the bottom.
There is a way around it. Plug-in models that run from a standard household outlet exist and we install them, which avoids the panel upgrade altogether. They heat more slowly than the higher voltage units, so they suit a household that is not pulling hot water in three places at once. Whether that describes your house is something we answer at the estimate rather than over the phone.
Our permit department runs the load calculation before anything is ordered. If your panel supports the unit as it stands, we tell you. If it does not, we tell you that too, along with what the alternative actually looks like.
Where the Heater Lives Changes the Job
Two houses on the same street can need different units for no reason other than the closet the old one was standing in.
The common case in Cuesta Park, Waverly Park and the other postwar tracts. Room to work, somewhere for the condensate to go, and the easiest situation for a heat pump, which needs surrounding air to pull heat from.
In Monta Loma and Bell Meadows the heater often sits in a small closet off the carport or inside the house, with no attic above and a slab below. A heat pump needs air to breathe, so placement and condensate routing get planned on paper first. A plug-in unit is often the cleanest fit.
Common in the older houses around Castro Street. Tight, often without a floor drain, and a heat pump tucked into a closet will underperform unless it is ducted. A tankless unit on an exterior wall is frequently the better answer in these houses.
In Whisman Station and The Crossings, anything touching an exterior wall usually needs written approval first. We tell you that at the estimate so it does not surface on install day.
From the Estimate to the Inspection
A tank replacement is usually a same day job. Mountain View issues the permit for a same-location swap online, with no plans, so you call, we come out, and the new unit is in before evening. The final inspection gets scheduled online afterward and one of our people attends it.
A heat pump install runs differently and it is better to know that upfront. The application goes through plan review first, which takes a few business days, and the approval has to be in hand before install day, so same day applies to the estimate rather than to the installation. The install itself takes three to five hours once the approval is through. The inspection comes afterward, in a morning slot with a two hour window, and one of our people is there with the paperwork so you are not the one fielding questions about work you did not perform.

Neighborhoods We Cover in Mountain View
We are based in Sunnyvale, right across the city line, so most Mountain View
addresses are a short drive rather than a trip across the valley. If your street is not
listed below, call anyway. We are usually closer than you expect.
The map shows where we work most weeks, not a fence. We are based next door in Sunnyvale and take Mountain View jobs all the time. One call tells you whether we can reach you.
Does a water heater replacement in Mountain View need a permit?
It does. The permit is issued online the same day, and after the install a final inspection is scheduled online as well. We pull the one and book the other, so the only thing you notice is that the paperwork is in order.
Can a heat pump water heater work in a slab house with no attic?
Usually, and we have done it. What decides it is placement rather than the house: the unit needs air around it and somewhere for the condensate to drain, which takes planning in a slab house with no attic. If the panel is tight, a plug-in model avoids the upgrade.
Which rebate program covers Mountain View?
Mountain View addresses go through Silicon Valley Clean Energy, which is the program we file into for most of the county.
Will a tankless unit need a bigger gas line?
Often, yes. A tankless heater draws far more gas while it runs than a tank does, so we size the line and the meter clearance as part of the job rather than discovering the shortfall on install day.
How soon can the new water heater go in?
For a tank, often the same day. For a heat pump, the plan review and the approval sit between the estimate and the install, so one to two weeks from the first call is typical.
Do I need to be home for the city inspection?
No. One of our people meets the inspector with the documentation. The slot is a morning window, assigned on the day, and we handle it.
